Seeking advice on life in Flushing condos

Hello!! I'm considering moving to one of the new apartment complexes in Flushing. Particularly Sky View Parc, Tangram, and the Grand at Sky View Parc. I've never lived in this type of condo before. Has anyone lived in these buildings, and care to offer some insights? I'm viewing some of these apartments soon and am particularly interested to know:

• how rent increases work (how often, how much)
• what it's like to negotiate initial rent in one of these buildings
• does sound travel between apartments (e.g. neighbors' music, etc.)?
• I've seen some Google reviews that talk about getting fined "for not following the rules"...any ideas what that's about?
