Thoughts on Baldwin Harbor (flood zone)?

Recently toured a house (hi ranch) in Baldwin Harbor and fell in love! I was then crushed when I found out that’s in a flood zone area (AE) with major future risks.

For those in flood zone areas, are you overly concerned? Presently, are people avoiding this area or do most not mind? Are house prices depreciating or not appreciating as quickly due to these concerns (flooding)?
